We are in no doubt that project management starts at the design stage. With every detail being considered, drawn, specified and communicated right from the outset, the foundations for a smooth build process are laid.

Baily design can manage the build process in two ways. As a traditional tender process with an appointed contractor, refered to as project management, or managing the building process itself, refered to as construction management.

To assist you in your decision-making; we detail the differences of the 2 approaches below:-

Project management

Baily Design will prepare a tender package and issue to invited contractors, then guides the client and manages the process through to completion. We focus on clear concise communication and planning throughout, managing build quality, budget and programme timescales.

Construction Management

Baily Design uses a process where the client is, in effect, the main contractor. We manage the entire building process on your behalf, buying materials and employing labour direct. It is operated on an open-book basis, with you seeing and understanding every payment made. This ensures the lowest costs, as there are no contingencies, safety margins, administration fees, or management fees involved. We charge a percentage fee for this service. Baily Design holds contractors' risks insurance. This process is generally used for domestic projects up to around £500K, but can also be used as a form of 'design and build' process for commercial projects. Construction management is only offered in conjunction with the design stage.
